Rental Application Process

Application Process and Minimum Qualifications for Applicants
- Good Mountain Real Estate, Inc. does not discriminate based on race, color, national origin, religion, sex, familial status, disability, ancestry, marital status, creed, or sexual orientation.
- Applicants must make a combined minimum of 2 times the amount of the rent as based on their verifiable gross monthly income. Life Insurance, Alimony, Child Support, Military retirement, social security, and Disability are acceptable.
- All applicants over the age of 18 must submit an application and complete the credit report through Doorloop. Credit, job, and background will be verified on all adult applicants.
- At least one Applicant must have a credit score of 680 or higher. Applicants must not have collections from previous residences or evictions. If no one on the lease has a credit score of 680 or higher or monthly income requirements are not met, a 2-month security deposit may be required and held for the entirety of the lease. Co-signors are not accepted.
- Unsatisfactory references from landlords, employers and/or personal references may disqualify your application.
- Charge-offs in the last 5 years may disqualify your application.
- Judgements in the last 5 years may disqualify your application.
- Multiple past due accounts in the last 5 years may disqualify your application.
- To secure a lease, GMRE accepts security deposit equal to one month’s rent. The first month’s rent is due upon move in.
- Must provide current and prior rental information unless applicant owns their current residence.
- Applicant must not be a registered sex offender.
- Tenancy will not be considered until all applications and documentation are received and completed by all adult applicants.
- Property must be physically or virtually viewed with a Good Mountain Real Estate representative.
Application Process and Minimum Qualifications for Applicants with a Housing subsidy

- Applicants must make a combined minimum of 2 times the portion of the rent that the applicant would pay as based on their verifiable gross monthly income. Life Insurance, Alimony, Child Support, Military retirement, social security, and Disability are acceptable.
- All applicants over the age of 18 must submit an application and a background check will be verified on all adult applicants after all applications are received.
- Applicants must not have collections from previous residences or evictions. If monthly income requirements are not met, a 2-month security deposit will be required and held for the entirety of the lease. Co-signors are not accepted.
